At Allen's Ohms we believe that safety is the most important part of electrical systems, electricity is everywhere and it is obvious the amazing advantages we all benefit from having it in our lives but it also carries with it some risk if not utilised properly.  This is why we believe regular EICR's (Electrical Installation Condition Reports aka landlord certificates or electrical safety tests) are a vital part of our work.  From non fire-rated downlight's, break down in old cable to old boards there are many issues we come across time and time again that could be spotted and rectified before any potential hazard arises.

Here is evidence of thermal damage to a joist in a customers kitchen where they "always wondered what that burning smell was" due to being old halogen lamps that heat up far more than modern LED lamps and being positioned too close to a joist:

As you can see in the first picture a new hole was made to relocate the light, outside of the recommended 50mm away from joists and I also replaced all the downlight's with new LED fittings. Simple issues like this should not happened if all regulations are followed but unfortunately they are not always followed.

There is also the unavoidable issue with old cables as cable only has an estimated lifespan of 30-40 years and maybe less depending on the households demand on the cable. In 2004 the UK harmonised with EU colouring for cables so if you have old red and black coloured cables you can guarantee that they are at least that old as a minimum and could be anything up to 50 years old, because a scope of between 16 years (being 2020 when writing this) and 50 years a test of the cables using specialised testing equipment to check for potential break down in the insulation could be the difference between them still being ok to use in service to having a costly rewire that will leave your home having to be plastered.  So financially having an EICR carried out could work out very effective.
